  1. Monthly vacation rental reservations at The Breakers of Fort Walton Beach require a $200 advance deposit. Shorter stays will require the first night’s room rate plus tax. This may be paid by cash, credit card, traveler’s checks or money order and must be received within seven days of placing the reservation or the reservation will be automatically cancelled. Personal checks are accepted only for advance deposit or prepayment of reservations received 30 days prior to arrival. Individual unit requests are not guaranteed.
  2. Should you find it necessary to cancel, please notify our reservations department no later than eight days prior to the arrival date. A fee of $25 will be deducted from the deposit and the remaining balance will be refunded. However, should you fail to cancel before the eight day window, you will forfeit the entire deposit.
  3. A $250 damage deposit is required at check-in and is not applicable to room rent. It is refundable within 15 days of departure, provided there is no loss or damage to the unit If paying with cash upon arrival, the damage deposit is $500.
  4. Maximum number of guests in a one bedroom is four; two bedroom units have a maximum of six. Three bedroom units have a maximum occupancy of eight people.
  5. The balance of rent due will be paid upon arrival. We accept cash, VISA, MasterCard, American Express, Discover, or traveler’s checks. WE DO NOT ACCEPT PERSONAL CHECKS AT CHECK-IN. There are NO REFUNDS FOR EARLY DEPARTURE.
  6. Telephone charges are paid upon departure. Long distance charges may apply.
  7. All units are fully furnished condominiums with kitchens, washers/dryers, and microwaves. Maid service is provided after one week (except monthly stays) with towel exchange on Monday and Friday. We suggest that you bring your own beach towels or blankets. The Breakers Condominiums does not permit linens or towels to be taken from the unit.
  8. Initial setup of laundry and dishwashing detergent, toilet tissue and trash bag is provided. Any additional items must be provided by guest or purchased at the Front Desk.
  9. Both smoking and non-smoking units are available. There will be no smoking in non-smoking units. An additional fee of $300 – $350 will be charged upon inspection in the non-smoking units where smoking has occurred.
  10. We will not rent to anyone under the age of 25 unless accompanied by an adult guardian or parent. We do not accept pets. A fee of $300 – $350 will be charged and you will be asked to vacate the unit.
