Important Property Notice: Scheduled Building Enhancements & Maintenance
The Breakers of Fort Walton Beach will be conducting essential property improvements beginning late October / early November 2026.
- Exterior Paint and Seal
- Rappelling Crews: Licensed contractors will rappel from exterior rigging along building facades to paint the exterior of both buildings and also to inspect, scrape, paint and seal the balcony ceilings.
- Balcony Access: Crews will access the balconies from the outside. They will be working Monday – Friday, 8:00 AM – 5:00 PM (estimated times) but occasionally will work over the weekends if necessary. Balcony access will be temporarily restricted while a specific stack is being worked on.
- Center Building (ONLY) A/C Refrigerant Line Replacement
- Service Outages: Engineering contractors are replacing end-of-life refrigerant lines from the roof down throughout the Center Building, moving stack-by-stack. Access into the units will be required.
- A/C Downtime: Air conditioning units will be temporarily inoperable while lines are pulled and replaced, estimated at 2 to 4 days per stack.
General Notes: Work will produce daytime noise, equipment presence, and intermittent disruptions. Resort amenities—The beach boardwalk, and direct Gulf access—remain fully open. If you have questions please contact our front desk at 850-244-9127 or info@breakersfwb.com.
